California has enacted two public initiatives to assist with the housing shortage known as Accessory Dwelling Units and Senate Bill 9.
Previously unallowed if a property was maxed, an 800 square foot bonus is allowed as an attached or detached ADU. Some towns allow upto 1,200 square feet.
SB9 allows a property to be subdivided where previously unallowed for creation of two additional dwelling units, an SB9 dwelling and ADU. In some cases, the additional two dwellings may be allowed without subdividing.
Both ADU and SB9 regulations have been relaxed to expedite approvals however they are still subject to review and required to conform.
